This scheme consisted of 112 dwellings, an open space onsite and included the provision of a family respite, treatment and outreach hub for a local charity.
ESL were instructed to complete an urgent Gas easement to facilitate connection for the site, to allow people to move into the homes within two weeks of instruction. This site was immediately prioritised to ensure the deadline was met.
The draft legal documents were issued to the landowner’s solicitor immediately, and the importance of the site was stressed to ensure their review was prioritised. Our CAD technician prepared the legal drawing within an hour of instruction and was sent alongside the draft documentation.
Working successfully with the landowner’s solicitor we carried out further investigation regarding an existing sewer easement to establish whether additional consents would be required. The land rights process for a scheme of this nature, on average, takes up to 24 weeks to complete. With the cooperation of the landowner’s solicitor the document was agreed within just two working days and signed under our clients Power of Attorney within 40 minutes of the confirmation of agreement, completing the scheme from start to finish within 6 weeks.
