Project outline

ESL were instructed to obtain legal rights for an IDNO/DNO site share involving multiple substations and High Voltage (HV) switch rooms to supply the renovation of the main Battersea Power Station building. As a high profile, time-sensitive development, it was key that the necessary legal agreements were in place to allow for the earliest possible energisation.

How we did it

The nature of this site was incredibly complex due to the space constraints of the development, the power demand for such a large project, and the listed status of the power station itself. Several title areas were impacted as the infrastructure was spread across much of the site. To keep things are clear as possible ESL decided it was best to include all parties into a lease, obtaining the necessary Rights within a singular document.

As part of our initial consultation, the Project Manager and Director visited the development to understand the installation directly. They also met with the legal representatives for the power station, the site manager, and the IDNO to discuss the structure and terms of the legal agreement. Having this face-to-face meeting allowed us to save a significant amount of time in the negotiations, and fully visualise the project.

Key outcomes

Working on large scale projects such as this, ESL truly values and prioritises the importance of discussing directly, whether on a call or face to face, the pitfalls or delays to the project at the outset. This reduces the possibility of misunderstandings that could magnify during the later stages of negotiations. Maintaining clear and frequent communication with all necessary parties is central to our values and allows us to ensure each job moves as smoothly as possible.
