IDNO Substation Lease
ESL was instructed in May 2025 to secure an IDNO substation lease at Minton Business Centre, Northamptonshire, to facilitate the installation of a new electricity substation supporting a major public transport operator. The transaction required the negotiation of a new lease while addressing complex title restrictions, multiple design revisions, and the legal and technical requirements necessary to enable the proposed electricity infrastructure.
ESL managed the transaction from instruction through to completion, coordinating closely with the IDNO, technical consultants, the landowner's solicitors, and other project stakeholders throughout the process.
We undertook a comprehensive review of the site's title documentation to identify restrictions, covenants and consent requirements affecting the grant of the lease. As the substation design evolved, we managed multiple revisions to the lease plans and documentation, ensuring they remained aligned with the latest approved layout and operational requirements.
Working collaboratively with the landowner's solicitors, ESL negotiated the lease terms, resolved title-related issues, coordinated stakeholder comments, and oversaw the preparation of the final lease documentation and supporting legal plans. Following agreement of all legal and technical matters, engrossments were issued in May 2026, with the lease completing in June 2026.
The IDNO substation lease was successfully completed in June 2026, enabling the installation of the new electricity infrastructure to support the development. Through effective coordination of legal, technical and stakeholder requirements, ESL ensured that all title restrictions, consent obligations and operational requirements were satisfactorily addressed, resulting in a legally robust and commercially viable agreement.
Despite an extended negotiation period driven by evolving design requirements, proactive project management maintained momentum throughout the transaction and ensured the lease was completed without compromising the integrity of the legal documentation or the project's infrastructure objectives.
